Showing up with photos of your pet, describing its behaviour and size, and offering an additional deposit rather than just asking "do you allow pets?" reframes the conversation. You are not asking for a policy exception. You are showing a responsible owner who understands the landlord's concerns and is willing to absorb the risk financially.
Where to Find Pet-Friendly Rentals
Facebook Groups
The most productive source is Facebook groups. Search: "Chiang Mai Housing Expats," "Chiang Mai Pet Friendly Housing," and "Chiang Mai Expats." Post your requirements directly size of pet, type, timeline. Responses come within hours. Many landlords who have housed pets before specifically reach out to posts mentioning pets, because they already know the unit works for animals.
Property Listing Sites
DDProperty, Hipflat, and Fazwaz list Chiang Mai rentals. Filter for "pets allowed" where the option exists. Many pet-friendly properties are not filtered this way the owner simply did not tick the box. Cross-reference with direct contact.
Walking the Sois
In Santitham, Jed Yod, and Wat Ket especially, the best rentals are found by walking and looking for vacancy signs on gates. Thai-language only signs often mean no prior expat tenants, which can mean more flexibility rather than less the landlord has no prior bad experience and no fixed "no pets" policy from a previous tenant's damage.
Best Neighbourhoods for Pet Owners
Hang Dong

The Pet Deposit and Lease Clause
Standard Thai rental deposits are 2 months rent. For pets, expect the landlord to request an additional 1 to 2 months, or a slightly higher monthly rate, or both. This is normal and reasonable. Agree to it in writing.
The lease clause should specify: the pet is permitted, the type and number of pets, who is responsible for any damage caused, and the condition of the unit at handover. If the landlord writes "no pets" in the contract and then verbally agrees, the verbal agreement is not enforceable. Get the pet permission in writing or change the contract clause.
Do not move in with an undisclosed pet. If the landlord discovers it, termination of the tenancy is a common outcome. The expat community in Chiang Mai is smaller than it seems. The same landlord often rents to multiple expats through shared social networks.
